The Einstein Green Retrofit Project is a renovation to a 78 unit senior apartment complex focusing on energy and water saving strategies along with green finish materials to improve air quality and functionality for its residents.
The scope of work includes:
- Replacement of HVAC systems throughout the building with high efficiency models
- New light fixtures in common areas and individual units with Energy Star rated light fixtures, ceiling and exhaust fans.
- The outdated aluminum windows will be replaced with high efficiency Low E3 vinyl windows by Millgard.
- 100 gallon commercial water heaters will be replaced with high efficiency condensing models.
- To reduce the facilities water use, unit faucets and toilets will be replaced by low flow models.
- Replacement of much of the irrigation components to more efficient devices along with installing soil moisture sensors to control the irrigation water use based on actual need not just a time clock.
- The centerpiece and greatest challenge of the project will be the unit kitchen and bathrooms. These individual units will be gutted and renovated with all green cabinets, countertops, flooring and Energy Star appliances. Since the facility is fully occupied, the unit kitchens and bathrooms will be completed in a single day at the rate of 2 units per day with the tenants returning to their newly renovated homes that afternoon.
