As promised at the end of my last post, a little info on the project.

The building is two-story wood framed construction, originally built in the late seventies.    As I mentioned, it is an 100% occupied HUD subsidized facility complete with a large dining room, two commercial kitchens and numerous common areas for recreational activities including a nicely appointed library.  The management and staff work hard at maintaining the facility and grounds beautifully, and their pride and commitment to the residents really shows.

The resident units themselves are single bedroom/bath a little under 900 square feet each.  They have a small, efficient kitchen typical to most small apartments.

Here’s our scope of work as it currently stands in sequential order:

Phase One

  • Skylights in front lobby/mezzanine and library to add badly needed natural light to those areas.
  • Upgrading lighting in units, common areas and exterior to energy efficient fixtures.
  • Replacing two 100 gallon gas water heaters to high efficiency condensing models.
  • Upgrading evaporative coil/fan unit, air sealing and weatherstripping door in commercial freezer.
  • Upgrading landscape irrigation to more efficient sprinklers and soil moisture sensing controllers.

Phase Two

  • Kitchen and Bath upgrade with all green materials including cabinets, counters, flooring, water efficient plumbing fixtures and EnergyStar appliances.

Phase Three

  • Complete replacement of all windows to lowE3 Millgard products.
  • Upgrade of 92 split system heat pump systems serving units and common areas to 14 SEER equipment.
  • Adding loose fill fiberglass insulation in attic areas to R-38.

Phase Four

  • Replacing existing entry storefront doors with power doors for better weather protection and indoor pollutant control.
  • An arched entry canopy covered with colored glass roof tile with embedded LED lights powered by a small PV solar array.

During construction I’ll be documenting the process in text and photos on a regular basis.

Our plan for the kitchens is to do 8-10 complete per week.  In a future post I’ll go into the details of rehabbing a small kitchen from demo to completion in one day.
