Last November I was approached to do some consultant work for a local architectural firm on a rehab to a 78 unit senior residential facility in Sacramento.  The facility was one of a number nationwide to be awarded a grant from HUD under their new Green Retrofit Program.  The scope of work is fairly comprehensive ranging from complete replacement of windows and HVAC equipment to gutting the unit kitchens and replacing with all green products.

We are currently in the process of securing qualified proposals on the different categories of work and navigating the sometimes confusing HUD program requirements.  I’ll speak more on the subject of the HUD program itself in a later post, but suffice it to say I think the agency is under a lot of pressure from the administration to get the money on the street even with gaps in the process.  That’s ok, since we are one of the projects farthest along in the entire nation it presents the opportunity to have direct input into the development and evolution of the program.

As we get farther along in the escrow process and closer to actual construction, I will document the process and the challenges we will be facing in performing such an extensive green rehab of a fully occupied facility.
